Purbachal The New Ideal Town.....

     

     
Purbachal New Town is the biggest planned township in Bangladesh.The project area consists of about 6,227 acres (25 square kilometer) land located in between the Shitalakhya and the Balu River at Rupgonj thana of Narayanganj District and at Kaligonj Thana of Gazipur District, in the northeastern side of Dhaka.

The Township will be linked with eight-lane expressway from the Airport Road/Pragati swarani crossing. The distance is only 6.8 km. There will be provision of about 26,000 residential plots of different sizes, 62,000 apartments with all necessary infrastructure and urban facilities. RAJUK intends to plan and develop the area as self-contained new township with all modern facilities. By 2025,Japanese construction giant Kajima Corporation,along with their Bangladeshi partner Sikder Group, has announced to complete the construction of 142 storied supertall skyscraper in Purbachal sector 19.

Background of the project

Dhaka has now been turned into one of the busiest and densely populated cities. The dwelling places required for the large number of people are quite very inadequate. As a result, the residential areas of Dhaka city are turning into overcrowded dirty localities day by day and are creating an unhealthy environment. The pressure of population of Dhaka should be reduced by developing the surrounding area of Dhaka in a planned way and establishing more and better permanent residential accommodation for the vast population.



Location of the Project

Purbachal New Town Project is situated at Rupgonj Thana of Narayangonj District and Kaligonj Thana of Gazipur District in between river Balu and Sitalakhya at a distance of 16 km from zero point of Dhaka. The project implementation period is July 1995 to June 2014. The total area is 6,150 acres which is divided into thirty sectors. Out of which development works are going on in 4,500 acres (Narayangonj part).

Objective of the project

·         To reduce the pressure of population in Dhaka city by creating opportunity of residential accommodation of the city dwellers in the vicinity of the city.
·         To maintain the balance of environment by proper urbanization. To create environment friendly and sustainable atmosphere.
·         To reduce the existing acute problem of housing.
·         To expand civic facilities by urbanization to the nearby and surrounding areas gradually.
·         Development of new township and to expand economic facilities.
·         To mitigate future housing demand.


"Purbachal" is 8 km (8 minutes in time) away from the American Embassy, which is less than half the distance from Uttara. Government offices will be moved to "Purbachal": Prime Minister's office, Secretariat, RAJUK office, and all other important offices.
2nd campus of Dhaka University, largest educational institute of Bangladesh, will be held in "Purbachal". International offices will be moved to "Purbachal": Foreign Embassy, World Bank, all other international offices. "Purbachal" will be a town free of traffic jams thanks to urban planning, the widest roads (180 ft–300 ft) in the country, and the big and beautiful flyover.
"Purbachal" will be a peaceful and beautiful "ideal town", aimed at elimination of air and sound pollution. All kinds of modern entertainment will be available in "Purbachal", like Novo Theater, 3D Theater, Planetarium, Water World, Museum etc. "Purbachal" will be a town with a combination of the latest educational systems and medical facilities.

1.The Boat Stadium-


Sheikh Hasina International Cricket Stadiumor simply The Boat is a Bangladeshi sports stadium planned to be built in Purbachal, Dhaka, intended to serve as the headquarters of Bangladesh Cricket Board and the home of Dhaka Dynamites of the Bangladesh Premier League (BPL). It is intended to replace the Sher-e-Bangla National Cricket Stadium, which will serve as the home of the Dhaka Dynamites until 2018-2019 season. The total cost is estimated at 1100-crores, or approximately $140 million, as of March 2017. Upon completion, Sheikh Hasina International Stadium of the complex will become the second largest cricket stadium in term of capacity, and the most expensive cricket stadium in Asia.
According to the plan the stadium will be built in Sector one of Purbachal New Town, on 38 acres of land. The stadium will include five-story state of the art pavilion, and media center; for the cost of BDT 60-crores. The three-story seating area will be built at estimated cost of 1100 crore (US$140 million). An outer stadium will be constructed at 37-crores.


2.The Iconic Tower-



 Iconic Tower is a planned supertall skyscraper that will be built in Central Business District on Purbachal Sector 19 in DhakaBangladesh. Proposed Power Pac Kajima Consortium, as the centerpiece of the development of Central Financial District.[2] If built, the 142-story, 3,200,000-square foot (300,000 m2) skyscraper's roof would be 2,408 (734 m) high, making it the world's second-tallest building, and the tallest building in South Asia.

Present condition of the project


Site development:Site development works of sector 1,2,4,5, 8,9,11,12,13,14, 17-20, 22-28 and 29-30 have nearly been completed. In other sectors, the site development works are on-going. Site Development of Gazipur part has been started and process is 78%. 

Construction of Road: : Road construction works in sector no 1-5, 9,11,13,14,17,18,20,22,23,29 and 30 have been mostly completed. In sector no. 3,7,8,10,15,16,21 and 26 road construction works are going on. In other sectors, remaining roads will be constructed after significant progress of site development works. 

Construction of Bridges: At Narayanganj part, construction of 18 nos. bridges has been completed and 16 nos. is ongoing and work progress is 65%. Rest of the Bridges are in the process of tendering. 

Construction of 300'-0" wide 'purbachal Link Road': 
Construction of all the Bridges (6 Nos.) in Link Road and major components especially Expressway and Service Roads, Underpasses, Sluice Gate, Kanchan Intersection and Exit-Entry Ramp etc. of the Purbachal Link Road has been completed and remaining construction work of Link Road is expected to be completed by Dec/2017 

Utility services: : Electric poles are already erected at sector 1,3,4,5,7,11,13,14,17,22,23,30. Installation of electric Sub-Station at Sector no. 4 has already been completed. In-Principle approval has been received from CCEA for Installation of Water Supply and Sewerage System at Purbachal Project under PPP mode. A feasibility study for Installation of Water Supply and Sewerage System as well as solid waste management is going on by IFC. 

Plot handing Over: The handing over of plots in the Sector-01(Part), 03(Part), 04(Part),05(Part),09(Part), 11(Part), 13(Part), 14(Part),17(Part),18(Part),22 (part), and 29 (part) is on going.
